We work alongside investors that are also seeking opportunities to participate in high barrier investments that maximize risk adjusted return.  We partner with our tenants to maximize their return on capital.  After working across all property types, our current focus is healthcare real estate for a reason, and we would love to tell you why.

We are constant learners and are fueled by knowing the numbers.  Our education grounded in master’s level finance, certifications as a Certified Commercial Investment Member (CCIM) and expertise in underwriting software including Argus Enterprise, means our investors can trust that we “know our stuff” when it comes to the ins and outs of a deal.  Combine the book smarts with over a decade of experience working across all aspects of the real estate cycle through development, leasing, site selection and acquisitions, and you’ve got an investment partner that you can trust to vet the deal and thoroughly assess the risk factors. 

CREATIVE APPROACH

Finding and winning deals is tough in a highly competitive sector.  The key to our success is applying our expertise to find the hidden gems, to notice the overlooked value add opportunities, to execute the leasing and asset management strategies that unlock the highest value but require us to roll up our sleeves and get to work.  We work differently than other investment groups, and that’s a good thing.

Deal Types:
  • $3 Million – $10 Million
  • Medical outpatient buildings with hospital system or established physician group tenancy
  • Well located real estate
  • Below replacement cost (building and tenant improvements)
  • Limited relocation alternatives in the market
  • Below market rents
  • Value-add opportunities through leasing, operating efficiencies, blend and extend, etc.
  • Covered land plays for under-utilized real estate
  • Strategic monetization initiatives for hospitals and physician groups
  • MOBs with potential redevelopment/expansion opportunities
Deal Structure:

We customize each deal according to the deal profile and the preferences of our individual investors.  For some investors, that is an LP position under a trusted General Partner deal sponsor that will handle the minutia.  For others, it is a collaborative approach under, and Co-General Partner or Joint Venture structure.  Additionally, we hold limited partner positions in select assets. 

ABOUT US

Katy Lincoln, CCIM, MBA

As a commercial real estate professional and licensed broker, Katy crafts creative real estate solutions for both end users and investors. She has touched all aspects of the real estate cycle through development, leasing, site selection and acquisitions and dispositions across all property types, closing transactions totaling more than $350 Million in deal volume. 

Previously, Katy served as SVP Real Estate and Operations at Development Solutions, where she led the real estate functions of firm’s strategy which focused on the ground up development of healthcare properties.  She also formed and led the firm’s acquisition strategy to purchase income producing medical office properties, closing multiple deals and executing asset management strategies that provided excellent returns and added value.

Katy spent 8 years with CBRE where she provided a wide range of commercial real estate brokerage services to businesses ranging from Fortune 500 companies and national accounts to local businesses and non-profit organizations.  She got her start in commercial real estate as a financial analyst with Graham & Company, where she tracked the financial performance of a 5 Million SF industrial portfolio.
